Nestled in the heart of South Florida, John Knox Village of Florida (JKV) is a 70-acre Continuing Care Retirement Community home to more than 1,000 residents. The campus offers independent living, assisted living, skilled nursing, and rehabilitative care—all with a commitment to fostering a safe, welcoming, and connected environment.
As part of its ongoing investment in resident well-being and community operations, JKV sought to modernize its outdated and fragmented security infrastructure. The team selected Verkada’s integrated platform to support this initiative.
The Challenge
JKV’s previous setup relied on a collection of legacy systems, with separate platforms for video security, access control, and intercoms. These siloed tools made it time-consuming for IT and security teams to manage devices, investigate incidents, and handle service interruptions.

With Verkada, John Knox Village has strengthened its ability to respond quickly across campus. The platform’s real-time alerts and intelligent search tools make it simple to pinpoint events and act decisively.
For example, if a door is left open or unusual activity occurs after hours, staff can receive a motion alert, quickly review footage, trace movements, and respond in minutes. These capabilities have cut response times in half—giving staff greater confidence while providing residents and their families with peace of mind.
A recent addition, History Player Search, has further transformed investigations. Instead of manually reviewing multiple cameras and piecing together clips, staff can now construct a chronological timeline of where an individual appeared across campus in seconds.
This capability is especially valuable when assisting residents who may become disoriented or wander due to Alzheimer’s or dementia. Staff can immediately trace movements across cameras, quickly locate the individual, and ensure their safety.
“Before Verkada, investigations could take us days; now we can resolve them in minutes,” notes Jessica Frederic, Security & Transportation Manager. “With History Player Search, we immediately see where someone has been across the campus—it’s been a game-changer.”
Simplified Workflows for Security and IT Teams
By leveraging Verkada’s system health alerts and automatic updates, the JKV team has improved system reliability and maintained consistent uptime across campus. Staff no longer spend time troubleshooting or coordinating maintenance, allowing them to stay focused on supporting the community.
By consolidating multiple vendors into one solution, JKV has also reduced costs and optimized its security staffing. Instead of relying on frequent patrols, guards can now monitor multiple locations from a single dashboard, working smarter and covering more ground virtually.

Training new staff is also easier. Previously, incident reports required supervisor involvement and paperwork; now new staff can log in, review footage, and resolve issues independently—cutting training time from hours to minutes.
Everyday Conveniences for Residents
Residents benefit directly from Verkada’s user-friendly features. Automated mailroom alerts reduced package logging from one hour to just 10 minutes per shift, saving staff time while improving the resident experience.
“Residents love getting notified right away when their packages are ready,” says Frederic, “It saves them unnecessary trips and reduces confusion.”
The community is also preparing to expand mobile credential use, eliminating the need for physical keys and reducing the administrative burden of frequent key replacements.
Looking Ahead
JKV is continuing to expand its use of Verkada’s platform, with plans to roll out visitor management and explore additional integrations across the campus.
